The Goldentree Process
For both bridging finance and development finance, we make things as simple as possible and our processes are streamlined to deliver the cash and complete on deals as quickly as possible.
This is how bridging Finance works with Goldentree
Step I
Send Us Your Enquiry
Get in touch with one of our experienced Business Development Managers. We respond quickly and take the time to understand your project from the start.
Step 2
Indicative Terms Issued
If it’s a deal we can support, we’ll issue clear, indicative terms promptly that we’ll stick to – so you know exactly where you stand.
Step 3
Desktop Valuation
On receipt of the £1,000 administration fee*, we conduct a valuation of the property and refer the case on to underwriting.
* There are no other upfront fees for the client to pay Goldentree.
Step 4
Credit Backed Offer
We’ll issue a credit backed offer within 24 hours of the deal being approved. Once the signed acceptance is returned to us, our in-house solicitors begin the legal process.
Step 5
Legal Due Diligence and Loan Drawdown
In many cases, our in-house solicitors are happy to accept search indemnity insurance to speed up the legal process further. Once the legal process is complete, funds can be drawn down.
This is development finance done the Goldentree way.

Client & Site Visit
Once terms are agreed and the client visit fee is paid, we’ll arrange a site visit within 4–5 days (or sooner if needed). With no valuation required, our in-house team keep things moving quickly.
Step 4
Offer Letter Within 24 Hours
After underwriting, we aim to issue a formal offer letter within 24 hours of the site visit – providing speed when it matters most.
Step 5
In-House Legal Diligence
Once the offer is accepted, our in-house solicitors are instructed. This removes delays, keeps communication tight and ensures full control of the legal process.
Step 6
Loan Drawdown
Day 1 funds (where applicable) are released on drawdown, with further funds issued in tranches following QS certification – keeping your project moving at every stage.
